We, at Multigroup have encountered many faulty renovations from previous contractors or DIY from previous activities. Some mistakes are big and some are small, but they all have one thing in common: they don't have to happen. Therefore, we share a list of several repair errors and easy ways to avoid them.
1. Poor preparation
Quality renovation which can increase the value or your property in Vancouver, requires preliminary and detailed preparation. Developing a detailed plan helps you adhere strictly to your budget and complete the process within budget and on time. Make a very specific agreement with your contractor before you get started and get everything in writing. You must have on paper the steps of work and lead time by the contractor before it starts.
2. Purchase before planning
Definitely important: Do not buy materials or appliances before you prepare an action plan and all measurements are taken. Online sales can be tempting, but a 60cm dishwasher won't save you money if you only have room for a 45cm model.
3. Ignoring problems
When you tear down walls or break down the flooring, there is a great chance of finding something you didn't expect, especially in an older home. Electricity and plumbing problems must be addressed before closing the walls. It may be an unexpected expense, but it will save you a lot of money in the long run.
4. Saving
Don't do it. Like ignoring problems, saving on materials or finishings will only cause you problems in the future. It is always better to invest more and do it right the first time than to have to go back and repair everything again. Hire competent people to do the work, buy quality materials, and take the time to complete all the necessary steps.
5. Unlicensed Cheap Contractors
There are projects that any reliable contractor can take on; then there are specialized projects that require a licensed professional to complete. Electrical, plumbing, HVAC, asbestos removal, or structural alterations to your home - must always be completed by a licensed professional in that particular area. Make sure that your contractor has a third liability insurance and WCB (Work Compensation Board). If you hire a contractor who is not covered by WCB and they get injured on your property you are entirely liable to cover their injuries.
6. Do it yourself
We have witnessed owners who want to take part in the repair of their home, but there comes a time when it is best to hand over the reins to the professionals. Projects such as kitchen installation, tile or flooring are beyond the reach of most homeowners and can reduce the value of your Vancouver, BC home if done incorrectly. Our advice? Leave repairs to proven professionals and focus on your daily work.
